Job Description

A leading national commercial real estate firm is seeking a Commercial Property Manager to oversee the day-to-day operations and tenant relations of a commercial building in Rosemont. This individual will play a key role in ensuring tenant satisfaction, operational excellence, and financial performance across assigned assets in addition to managing capital improvement projects. This is a full-time, on-site position based in Rosemont, offering a competitive salary of $90,000 to $105,000 annually. You will be the main point of contact for tenants, vendors, and internal stakeholders, with responsibility for maintaining professional building operations and achieving ownership objectives. Key Responsibilities:

  • Manage tenant move-in processes and provide exceptional service to ensure long-term occupancy
  • Conduct regular site visits and maintain strong, productive tenant relationships
  • Administer lease agreements, including execution of legal and internal reporting documents
  • Assist with lease renewals, expansions, and contractions
  • Perform regular property inspections to ensure all buildings meet operational and aesthetic standards
  • Develop and implement emergency procedures and preventive maintenance programs
  • Oversee tenant service calls and work order systems, ensuring prompt resolution and satisfaction
  • Support capital and tenant improvement projects in alignment with company standards
  • Foster productive vendor partnerships and ensure contractor compliance with policies and insurance requirements
  • Prepare and manage annual operating budgets for each assigned property
  • Monitor and manage monthly, quarterly, and annual financial goals
  • Review financial reports and explain budget variances
  • Manage accounts receivable, expense control, and reconciliations for CAM and real estate taxes
  • Collaborate with the suburban General Manager and President on special projects
  • Promote a collaborative and professional office environment

Qualifications of the property manager role:

  • Bachelor’s degree required; CCIM, CPM, or RPA designation preferred
  • Active state real estate license
  • 5–7 years of commercial property or building management experience
  • Including 3+ years of experience supervising on-site staff and third-party vendors
  • Strong understanding of lease administration, budgeting, and financial reporting
  • Excellent interpersonal, organizational, and problem-solving skills
