Job Description

Property Portfolio Manager

A leading vertically integrated investment and management firm specializing in commercial real estate is seeking a Property Manager to oversee a 9-property retail portfolio. The ideal candidate will have commercial property management experience and business acumen to reverse inefficiencies, optimize organizational controls, drive cost savings and deliver continuous improvements to enhance property operations.

Responsibilities:

  • Oversee the preparation and implementation of operating budgets, the evaluation of budget performance, tenant improvements, capital improvements, maintenance and repair projects, and coordination of companywide initiatives and programs.
  • Interface with other departments such as leasing, development, accounting, construction, and finance as well as 3rd party vendors.
  • Oversee vendor and contract management , ensuring quality service delivery and cost efficiency.
  • Manage tenant relations, serving as the primary point of contact and ensuring strong tenant satisfaction.
  • Maintain and track all necessary certificates of insurance and compliance documentation.
  • Prepare and manage operating and capital budgets (OPEX and CAPEX), including forecasting and reporting.
  • Partner with Leasing and Lease Administration teams to support lease compliance, renewals, and negotiations.
  • Coordinate landlord work for new tenants, including oversight of buildouts and tenant improvements.

Requirements:

  • The candidate must have superior knowledge of commercial real estate, commercial facility maintenance practices, property management accounting standards and systems, Excel, and a strong financial aptitude.
  • The ideal candidate will be a self-starter, possess strong interpersonal and organizational skills, as well as be a creative problem solver.
  • A minimum of 5 years of retail commercial property management experience is required.
  • Retail experience is preferred.
  • Experience with budgets, CAM, capital projects, etc.
  • MS Excel skills and Yardi.
  • Bachelor’s degree or equivalent, relevant work experience.
  • Active Colorado Real Estate License required.

Salary range : $90,000 - $100,000 plus bonus and comprehensive benefits. Good work/life balance – no weekend attendance required, except in the case of emergencies.
